02-13-18 Lead Paint and Chickens!
So if you're in this business for any length of time you are going to come across a plethora of war stories, right?
Some you've heard before and then there will be some you just would never dream to be true. Though all remind us to keep on our toes.
Last night I was in a group where such stories were being swapped and here's two that stuck out
Lead Paint - Rehabber had gone through and fixed the property top-to-bottom and was ready to go. Agent lists the property and they get a contract on it quickly...everyone's ready to go until the appraiser flags the shed for the chipping and flaking exterior paint. Appraiser insists that the lead paint must be resolved through-out the property. No problem, a coat of paint will serve to mitigate right...except most December's it's really difficult to paint outside.
Chickens - In Maryland the buyer logically has the opportunity to review the HOA docs prior to contract being fully ratified in case there's some condition they can't live with. Buyer reviews and is relieved to find that no livestock is allowed to be kept by their neighbors in the middle of suburbia. Turns out chickens didn't fit the definition of livestock per the docs and the house next door to the listed property had a coup with eight of them.
